Shingles do not belong on a flat roof section. Here is what does, and why the transition between flat and sloped is where most problems start.
Drive through any of Calgary’s newer inner-city infill neighbourhoods, Bridgeland, Killarney, Altadore, Marda Loop, and you will notice a shift in roofline. A lot of these homes are not simple gable or hip roofs anymore. Many have a flat or nearly flat section somewhere, over a rear addition, a garage, a rooftop patio, or the entire main structure on some of the more modern builds. Rowhouses and infill duplexes follow the same pattern for the same reason: flat roof sections make better use of a tight urban lot and often support usable outdoor space on top.
The problem is that a lot of these homes get built, and later reroofed, by people applying shingle-roof thinking to an area where shingles were never designed to work. Asphalt shingles rely on gravity and a minimum slope to shed water fast enough that it never sits and finds a seam. A flat section does not have that slope, so it needs an entirely different roofing system, different detailing at every edge, and different expectations for how it ages. If your home has one of these sections, or you are looking at a modern infill that does, here is what actually matters.
Asphalt shingles are a shedding system, not a sealed system. Each shingle overlaps the one below it, and water runs down and off, relying on slope to keep moving before it can find its way under a lapped edge. Most manufacturers set a minimum slope, commonly around two inches of rise per twelve inches of run, below which they will not warranty the product, because below that slope, water simply does not move fast enough off a shingled surface.
On anything flatter than that, water sits, wind can drive it sideways under a lap, and ice from Calgary’s freeze-thaw cycles works its way into any gap that does form. A flat or low-slope section needs a membrane system that is fully sealed rather than lapped and shed, and that is a different product, a different installation method, and often a different roofing crew skill set than standard shingle work.
Three systems show up most often on residential low-slope sections in Calgary. Single-ply membrane, commonly TPO or EPDM, is a rolled-out sheet seamed with heat-welded or adhered joints. It is lightweight, handles temperature swings well, and is common on newer infill builds because it goes down quickly. Modified bitumen is an asphalt-based rolled membrane, often self-adhered or torch-applied, with a longer track record on residential low-slope work.
Torch-applied cap sheets, installed with an open flame to melt the adhesive layer, give a strong, fully bonded seam, but the method carries fire risk during application near framing or insulation, so it demands a crew that treats that step with real care. None of these three is universally better; the right choice depends on your roof’s slope, access, foot traffic, and budget. Be skeptical of a contractor who pitches one system without asking about any of that first.
Here is a detail that surprises a lot of homeowners: a properly built low-slope roof is not perfectly flat. It has a slight built-in slope, often achieved with tapered insulation underneath the membrane, directing water toward drains, scuppers, or a low edge where it can leave the roof. A truly flat, dead-level surface has nowhere for water to go, and it will pond.
Ponding water, meaning standing water that takes more than about 48 hours to drain after rain or snowmelt, is hard on any membrane. It adds weight, it accelerates UV breakdown of the surface it sits on, and if it finds a pinhole or a seam that is starting to fail, it has all the time in the world to work its way through, since it is not going anywhere. If you notice standing water on a flat section of your roof days after a rain, that is a drainage problem worth a call, not a wait-and-see.
A parapet is the short wall that sticks up around the edge of a flat roof section, common on modern infill design for a clean, boxy look. Parapets look simple, but the transition where the membrane turns up and terminates against that vertical wall is one of the hardest details on the roof to get right, and it is where most flat roof leaks on newer Calgary builds actually originate.
The membrane has to run up the inside face of the parapet, terminate under proper counter-flashing or coping cap at the top, and stay sealed through wind, sun, and freeze-thaw movement between the wall and the deck below. A rooftop patio above a parapet-walled section adds even more stress here, since foot traffic near the edge wears exactly where the detail is weakest. If you are getting a flat section quoted, ask how the parapet transition will be handled, not just what membrane is going down in the field.
A lot of modern Calgary infill homes use a flat roof section as a rooftop patio, and that is a legitimate use, but it changes the roofing requirements. The membrane underneath a walkable surface needs protection from foot traffic, furniture legs, planters, and barbecues, none of which a bare membrane is designed to handle directly.
Pedestal pavers, raised on adjustable supports above the membrane, are a common solution because they let water drain freely underneath while protecting the membrane from direct wear and UV exposure, and they are removable if the membrane below ever needs inspection or repair. Rubber paver tiles or a separate protection layer are other options depending on budget and how the space gets used. What does not work is treating the membrane itself as the finished walking surface long term; it will wear through faster than the roof underneath it was ever meant to.
A sloped roof sheds snow, at least eventually, once temperatures rise enough. A flat section, especially one tucked behind a parapet or in the lee of a taller adjacent wall, does not shed the same way. Snow accumulates and sits, and in Calgary’s Chinook pattern, that snow goes through repeated freeze-thaw cycles right on the roof surface instead of melting off cleanly once.
That repeated cycling adds weight during heavy snow years and keeps the membrane wet and cold for longer stretches than a sloped roof ever experiences. It is generally not something homeowners need to actively clear, most residential low-slope systems are built to handle typical Calgary snow load, but if you notice unusually deep drifting against a parapet wall after a big snow event, or ice building up specifically around a drain, that is worth checking rather than ignoring.
Most homes with a flat section are not entirely flat. There is usually a sloped shingle or metal roof over part of the structure and a low-slope membrane section elsewhere, meeting somewhere in between. That transition line needs its own specific flashing detail, because it is joining two completely different roofing systems that expand, contract, and shed water differently.
This is a common weak point when the sloped and flat sections were installed at different times, or by different crews without coordinating the detail, which happens more often than homeowners assume on a lot of infill builds where the roof was value-engineered during construction. If your home has this kind of mixed roofline, ask whoever inspects or reroofs it to specifically walk the transition line and confirm it was built, or can be rebuilt, as one continuous, coordinated detail rather than two systems awkwardly meeting.
A well-built low-slope membrane roof on a Calgary home can last a long time, but the honest expectation is different from a shingle roof: more attention to drainage, more scrutiny at parapets and transitions, and periodic inspection rather than the relatively hands-off maintenance a sloped shingle roof allows. None of that makes a flat section a bad choice for modern infill design. It just means it needs to be treated as its own system, not an afterthought bolted onto shingle-roof assumptions.
